With a population of roughly 27,000 to 28,000 people, it is one of the largest communities on Oahu outside of Honolulu proper. The community was built in phases over several decades, each section planned with its own recreation center, parks, and greenbelts - a design approach that gives Mililani Town a quieter, more residential character than most of central Oahu. Nine community recreation centers managed by the Mililani Town Association serve as the social hub of neighborhood life, offering pools, tennis courts, and gathering spaces that residents use year-round.

The housing stock is predominantly single-family detached homes and attached townhomes on modest lots, most built between the late 1960s and early 1990s. Home values in Mililani Town are consistently above the Oahu average, and the community has a notably high rate of long-term owner-occupants - people who have lived in the same home for many years and take maintenance seriously. The newer sections of the greater Mililani area, developed in the 1990s and 2000s on the uphill side of the H-2 freeway, are commonly referred to as Mililani Mauka.
